Every property you manage in Leja Professional gets a Property RIN — a unique, permanent identifier that anchors all tenancy records, payment history, maintenance events, and documents to that specific address. When you add a property, Leja geocodes the address and issues the Property RIN at creation. From that point on, every witnessed event tied to the property is traceable to it.Documentation Index

Your Property RIN is issued
Leja issues the Property RIN at creation. You’ll see it on the property detail page. The RIN is in a fixed format that identifies the property uniquely within the Leja ecosystem. You do not need to do anything to activate the RIN — it is issued automatically when you save the property.
Property RIN
Every property added to Leja Professional receives a Property RIN (Residential Identity Number). This identifier:- Is permanent and tied to the physical address, not the agent or landlord
- Is issued at
PROVISIONALtier at creation - Anchors all tenancy events, payment records, and documents for the property
- Makes the property discoverable within the Leja ecosystem for fraud prevention purposes (e.g., double-letting detection)
The Property RIN stays with the property. If you transfer management of a property to another agent or firm, the RIN and its history remain intact.
How state determines document compliance
The state field on a property is not just an address component — it is the compliance context for every document Leja generates for that property. When you confirm a payment for a tenant at this property, the receipt is generated using the correct legal language for that state. When you generate a tenancy agreement, the correct clauses, notice periods, and advance rent limits for that state are applied automatically.| State entered | Tenancy law applied |
|---|---|
| Lagos | Lagos Tenancy Law 2011 |
| Oyo | Oyo State Tenancy Law 2006 |
| FCT / Abuja | FCT Tenancy Act 2008 |
| All other states | National framework (state-specific templates added progressively) |
Unit occupancy
Each unit has an occupancy status that reflects its current state:| Status | Meaning |
|---|---|
| Vacant | No active tenancy. The unit is available. |
| Occupied | An active tenant is linked to this unit. |
| Under maintenance | The unit is temporarily unavailable. |
